I recently bought a two-bedroom apartment in Sofia and am considering using a local property management company to handle long-term rentals while I am abroad. What are the typical commission fees and hidden costs I should expect in the Bulgarian market? I would also love to hear honest reviews or personal experiences regarding agencies like Unique Estates, Address, or smaller boutique firms.

Congratulations on your purchase in Sofia! For long-term rentals, most agencies charge between 8% to 10% of the monthly rent as a management fee. Just make sure to read the contract carefully so you don't get surprised by vacancy clauses.

I used Address for my apartment in Lozenets. Their commission was one month's rent for finding the tenant, plus 10% monthly for ongoing management. Communication was okay, but you definitely need to stay on top of them regarding maintenance issues.

Unique Estates is definitely on the higher end of the market. They usually deal with luxury properties and their fees reflect that—sometimes up to a full month's rent plus a higher percentage for management. But they do attract high-caliber tenants.

Watch out for hidden costs like 'tenant replacement fees' if the previous renter leaves early. Some agencies try to charge you another half-month commission even if it hasn't been a full year yet.

Smaller boutique firms often provide much better personal attention than the big franchise agencies like Address or Yavlena. With large companies, your property can sometimes just feel like a number.

My experience with a boutique agency in Sofia was mixed. They charged 10% monthly, but they were very proactive with minor repairs, which saved me multiple trips back from abroad.

Always negotiate the management fee! If you have a desirable two-bedroom in a good district like Oborishte or Ivan Vazov, agencies are often willing to drop their monthly fee to 7% just to secure the listing.

Don't forget to factor in the cost of professional photography and legal contract preparation. Some agencies include this in their setup fee, while others bill you separately.

Overall, having a reliable local agency is worth every lev if you live abroad. Just ensure you have a trusted friend or local lawyer who can do a physical inspection of the apartment at least twice a year.
