I am a non-EU citizen looking to purchase a holiday apartment in Bansko, but I currently live and work abroad. Is it possible for a foreign non-resident to secure financing through a Bulgarian bank, and what documentation will I need to provide? Additionally, I would like to know what kind of interest rates and LTV (loan-to-value) ratios I should realistically expect for this type of mortgage.

Yes, it is definitely possible for non-EU citizens to get a mortgage in Bulgaria, but be prepared for lower LTV ratios, usually around 50% to 60% for non-residents.

When I bought my place, the bank required proof of stable foreign income, tax returns for the last two years, and a clean credit report translated into Bulgarian by a certified translator.

Interest rates for non-residents are generally a bit higher than for locals, hovering around 3.5% to 5% depending on the bank and whether you take a fixed or variable rate.

Bansko properties can sometimes be tricky for mortgage approval because banks view resort real estate as higher risk, especially older complexes with high maintenance fees.

Have you considered looking at developer financing instead? If you want to avoid strict bank requirements, you might want to look into Interest-Free Developer Payment Plans in Bulgaria: Terms, Risks, and Down Payments as an alternative option.

You will definitely need a local Bulgarian tax number (PIN/LNCh) and a bank account in Bulgaria before they even start processing your mortgage application.

Make sure you hire an independent local lawyer who speaks English. The paperwork involved with foreign income verification can drag on for months if not handled correctly.

Most Bulgarian banks will want to see that your monthly debt-to-income ratio does not exceed 30-40% based on your foreign earnings.

UniCredit Bulbank and DSK Bank are usually the most accommodating when it comes to non-resident mortgages, though their compliance checks are quite rigorous.

Be ready to pay for a bank-sanctioned property valuation. They rarely appraise the property at the agreed purchase price, which directly affects your actual LTV limit.

Non-EU citizens usually cannot finance more than 50% of the property value, meaning you will need to bring at least half the cash upfront, plus an extra 10% for closing costs and taxes.

Don't forget that if your income is in a currency other than Euros or Bulgarian levs, banks will apply a safety buffer and heavily discount your earning power due to currency fluctuation risks.

It is a long and bureaucratic process, but completely doable if your employment documentation is solid and transparent.
