Golden Sands Real Estate Investment: Can You Make a Profit on Summer Holiday Rentals?

I've been eyeing a couple of apartments in Golden Sands for a while now, thinking about diving into the holiday rental market. With the summer season being so short, I'm trying to figure out if the rental yields are actually enough to cover maintenance, management fees, and still leave a decent profit. Has anyone here invested in property there, and what do your real numbers look like for peak vs. off-season months?

I bought a two-bedroom in Golden Sands back in 2021. To answer your question directly: yes, you can make a profit, but only if you manage the property yourself or find a very cheap local agency. The peak months of July and August generate about 70% of your annual revenue.

During peak season (July-August), I charge around 120-150 euros per night, and occupancy is almost 90%. But June and September are much softer, usually around 40-50% occupancy at lower rates. From October to May, it sits completely empty unless you rent it out long-term to locals, which pays very little.

Before you sign anything, make sure you do your due diligence. I strongly recommend reading this guide on how to check a property in Bulgaria for debts, liens, and encumbrances before purchase so you don't inherit hidden headaches.

Maintenance and management fees are the real killers in Golden Sands. Many complexes charge high annual maintenance fees (often 8 to 12 euros per square meter), which eats straight into your summer profits if you aren't careful.

Honestly, if you are looking for year-round stability, Golden Sands is purely seasonal. If you want something with better off-season potential, you might want to look into Real Estate in Sveti Vlas: luxury gated communities, prices, and off-season living instead, though the initial entry price is usually higher.

My net yield last year was around 5% after all expenses, taxes, and platform commissions (Airbnb/Booking.com). It's not a goldmine, but it beats keeping cash in a savings account right now. Just don't expect to get rich quick.

One thing people forget is wear and tear. Holiday renters are not always careful with the furniture. Every two or three years, you'll need to budget a few grand for refreshing the paint, fixing appliances, and replacing broken glasses or stained mattresses.

Make sure you hire your own legal help for the paperwork. You can check out this article discussing do you need an independent lawyer to buy an apartment in Bulgaria or is a broker enough to understand why relying solely on the seller's broker is a bad idea.

If you can pick up a place at a good price during the autumn dip when sellers are desperate to offload, the numbers start making a lot more sense. Just factor in a 3-month winter blackout where your utility bills will still tick over for basic heating to prevent mold.
