I am a non-EU citizen currently in the process of buying an apartment in Sofia and I need to open a local bank account to transfer the funds and pay property taxes. Which banks are currently the most foreigner-friendly for non-residents, and what is the exact list of documents required? Do I need to be physically present in Bulgaria, or can this process be completed remotely via a Power of Attorney?

As a non-EU citizen, opening an account can be tricky depending on the bank. Postbank and UniCredit Bulbank are generally considered the most foreigner-friendly for non-residents purchasing real estate. You will definitely need your valid passport, a reference letter from your home bank, and preliminary purchase contract for the Sofia apartment.

When I bought my place last year, I had to be physically present in Sofia. Most Bulgarian banks have strict KYC policies and strongly prefer in-person appointments for non-residents, even if you try to use a Power of Attorney. It took about two visits to get everything finalized.
