Now that Bulgaria has officially joined the Schengen Area, I'm trying to figure out what this means for real estate investors and non-EU expats. Specifically, are we expecting property prices in places like Sofia and the Black Sea coast to rise significantly over the next year? Also, how does the removal of border controls impact the 90/180-day stay limit for third-country nationals holding Schengen visas?

Regarding the 90/180 rule: Schengen entry does NOT reset or extend the tourist limit for third-country nationals. Bulgaria joining just means your days spent in Bulgaria now officially count toward your total Schengen area allowance. Be very careful not to overstay!
