Hey everyone, I'm looking to invest in a 2-bedroom apartment in Sofia with a 5 to 10-year horizon, aiming for a mix of solid capital appreciation and steady long-term rental yield. I've been eyeing areas like Lozenets and Krastova Vada, but I'm curious if up-and-coming spots near the metro lines like Druzhba or Ovcha Kupel offer better value right now. Which neighborhoods do you think currently represent the best balance of infrastructure development, tenant demand, and future price growth?

Lozenets is definitely a safe bet for capital growth, but the entry price per square meter is quite high right now. If you want better rental yields relative to the purchase price, looking along the metro lines in Druzhba 2 makes a lot of sense. I bought a 2-bedroom in Krastova Vada three years ago, and while the price appreciation has been decent, the infrastructure is still lagging behind. Streets are a mess when it rains, and parking is a nightmare. If I were buying today for a 5-10 year horizon, I'd seriously consider Ovcha Kupel near the newer metro stations.

Druzhba 2 is massively underrated for long-term rentals. It has great parks, a lake, and direct metro access to the tech hubs and city center. Plus, the maintenance fees in older panel or EDK buildings there are much lower than in the gated complexes in Krastova Vada. Lozenets offers the best long-term tenant demand because expats and corporate workers always want to live there. However, your ROI percentage might actually be lower than in up-and-coming areas due to the steep initial investment.

Ovcha Kupel has transformed completely since the metro line opened. The proximity to the New Bulgarian University guarantees a constant stream of students and young professionals looking for 2-bedroom apartments to share or rent long-term. Price growth here still has room to run.

If you have the budget, stick to Lozenets or the upper part of Izgrev. If you are looking for pure value and higher rental yields, Druzhba near the Druzhba metro station is where the smart money is moving right now.

Krastova Vada is a gamble. Some micro-locations near Cherni Vrah will do great once the municipal projects finish, but other parts will remain congested. Personally, I shifted my focus to properties near existing infrastructure rather than waiting for promises.
