Hey everyone, my spouse and I are seriously considering investing in a townhouse along the Bulgarian coastline, preferably within a secure, managed gated community. We want something that offers good rental potential during the summer but is also comfortable for long autumn stays. Which complexes or areas between Varna and Burgas have the best infrastructure, reliable maintenance, and a true community feel? Any personal experiences, hidden gems, or developments to strictly avoid would be greatly appreciated!

Look into the suburban gated communities north of Varna, specifically around Cabacum and Zlatni Piasatsi. Whatever you do, stay away from the massive standalone complexes in Sunny Beach proper if you want a 'community feel.' They turn into ghost towns from October to April, and getting the owners' association to agree on basic repairs is a nightmare. Stick to smaller boutique developments near Burgas or Varna.

Check out the area around Kosharitsa, just a few kilometers up the hills behind Sunny Beach. There are several gorgeous gated villa and townhouse developments there. You get fresh mountain air, incredible panoramic views of the entire bay, and it's much cooler in the peak summer heat compared to being right on the beach.
