I am seriously considering investing in a property in Sozopol, particularly drawn to the unique historical architecture and atmosphere of the Old Town. However, I am wondering about the current property price trends and whether purchasing a traditional house there makes financial sense for long-term rentals. What are the main challenges with renovating historic properties in this region, and what kind of rental yields can I realistically expect during the summer season?

Sozopol's Old Town is gorgeous, but renovating those historic wooden houses is an absolute bureaucratic nightmare. The Ministry of Culture has to approve every single design choice, which delays everything by months.

Property prices in the Old Town have skyrocketed over the past five years. People are paying a massive premium for that authentic Black Sea architecture, though you definitely need to read up on local regulations like Understanding the Notary Act in Bulgaria: Key Clauses You Should Never Overlook before signing anything.

Rental yields during the peak summer months (July and August) can be quite high, sometimes hitting 6-8% if managed properly. However, the rest of the year is practically dead for tourism.

Be prepared for structural issues. Many of these old stone-and-wood houses have severe dampness problems due to their proximity to the sea and lack of modern foundations.

Access is another huge headache in the Old Town. During peak season, cars are heavily restricted, so getting construction materials in or managing guest check-ins can be extremely stressful.

Unlike newer developments that require worrying about Bulgarian Property Acts Explained: What Is the Difference Between Act 14, 15, and 16?, historic buildings usually have older title deeds, but verifying the exact property boundaries can still be tricky.

From a purely financial standpoint, buying a modern apartment in the New Town often yields a better return on investment than a historic house, simply because maintenance costs are a fraction of the price.

Despite the challenges, nothing beats sitting on a traditional Sozopol bay-window balcony overlooking the sea at sunset. If you have deep pockets and patience, it's a passion project worth considering.
