I am currently looking to purchase a holiday apartment in the Bansko region and I want to avoid paying the hefty 3% commission to estate agents. Where can I find legitimate listings directly from private sellers online? Additionally, what legal steps should I take to ensure the title deed transfer is safe without using a broker's guidance?

Bansko is full of private listings if you know where to look. Try checking OLX.bg and Bazar.bg, which are the biggest classified sites in Bulgaria. Many owners post directly there to avoid agency fees.

You should definitely look at Facebook groups specifically for Bansko property owners and expats. People frequently list apartments for sale without intermediaries.

When buying directly, always hire an independent Bulgarian lawyer rather than relying on the seller's notary or paperwork. It will cost a fraction of the agency fee and protect you properly.

Before transferring any money, make sure your lawyer checks the Property Register (Имотен регистър) to confirm there are no mortgages, debts, or pending lawsuits against the apartment.

Imot.bg also has a filter for private owners (частно лице), though you have to sift through some duplicate agency ads that slip past the filters.

Make sure you get a certificate of no burdens (Удостоверение за тежести) issued by the Registry Agency. This is the single most important document to prove the seller actually owns it free and clear.

Once you agree on a price, you will sign a preliminary contract and usually pay a 10% deposit. Never hand over cash; always use a bank transfer so there is a clear paper trail.

The actual transfer of the title deed must happen in front of a Bulgarian notary. The notary public is legally obligated to verify the identities and check the documents, but they do not represent your personal interests, which is why your own lawyer is essential.

Don't forget that buying in Bansko also comes with annual maintenance fees (support fee) for the complex. Ask the seller to show you proof that all maintenance fees are paid up to date before signing.

Another great resource for private deals is RuSpace or local Russian-Bulgarian forums, as a huge portion of Bansko holiday apartments were originally bought by buyers from Eastern Europe who are now selling.

Good luck with your search! Skipping the 3% broker fee saves you a nice chunk of change that you can put straight into refurnishing your new ski apartment.
