I've been looking to buy an apartment in Sofia for the past six months, but the prices just keep climbing despite rising interest rates and inflation. Many local experts are predicting a major market correction soon, while others insist that demand will remain strong due to upcoming Eurozone adoption. What are your thoughts on where the property market is heading over the next couple of years? Is it smarter to buy now or wait out a potential crash?

I've been tracking the Sofia market for years, and honestly, the Eurozone hype is keeping prices artificially inflated. If you do find a place you like, make sure you know how to check a property in Bulgaria for debts, liens, and encumbrances before purchase so you don't get stuck with hidden liabilities.

Everyone keeps talking about a crash, but supply in desirable districts like Lozenets and Oborishte is still very low. Builders are facing higher material costs too, so I don't see prices dropping significantly anytime soon.

We waited for a correction back in 2021 and missed out completely because prices doubled. If you find something that fits your budget and you plan to live in it for at least 5 to 10 years, just buy it now.

Interest rates in Bulgaria are still among the lowest in the EU, which is why demand hasn't slowed down despite inflation. The banks are still very eager to lend.

Some of my friends sold their city apartments to buy land outside the capital, but remember that rural properties come with their own hidden expenses—you should read up on buying a rural house in Bulgaria: renovation costs, water supply, and village safety before making that leap.

I'm leaning towards waiting. Once the Eurozone adoption date gets closer, there might be a wave of speculative selling if inflation cools down globally.

Real estate agents will always tell you 'now is the best time to buy.' Take their predictions with a massive grain of salt. They have a financial incentive to keep you panicked.

Even if prices don't crash, the rate of growth is definitely slowing down compared to the massive spikes we saw in 2022 and 2023. A stagnation period is much more likely than a sudden drop.

If you're looking at coastal areas instead of Sofia, keep in mind the off-season realities; for instance, living on the Bulgarian coast in winter: dampness, heating costs, and reality check is something many buyers completely overlook.

Honestly, if you have the cash ready and found a good deal, waiting for a hypothetical crash that might never happen just means paying rent to someone else in the meantime.
