My family and I are currently looking to relocate to Bulgaria and we love the idea of living in a quiet rural setting without being too isolated. We are specifically interested in houses for sale in the suburbs and villages around Burgas that are within a 20-minute drive to the beaches. Could anyone recommend specific villages with good infrastructure, reliable internet, and a welcoming expat community? Any advice on what to look out for regarding property titles and renovations in this region would be greatly appreciated!

Welcome to the Burgas region! I'd highly recommend checking out Marinka and Tvarditsa. Both are roughly 15 minutes from Burgas and the beach, have great internet, and a very active British and German expat community. As for property titles, make sure your lawyer thoroughly checks for any old restitution claims, and always read up on understanding the notary act in Bulgaria before signing anything.

Check out Izvor and Rosen as well. They are south of Burgas, very scenic, and you can get to Rosenets park and the beach in about 15-20 minutes. The infrastructure is decent, though some smaller side streets can get muddy in winter. Definitely hire an independent lawyer for the title deeds.

Kableshkovo is also worth a look, though it's a bit closer to Pomorie and Sunny Beach. It's technically a large village/small town with excellent shops, a doctor, regular bus lines, and a massive expat presence. Internet speeds are great there too.

When looking at older rural houses for renovation, be very careful with the roof structure and dampness—many traditional Bulgarian homes use stone foundations without damp-proof courses. Also, ensure the land boundaries match the cadastral sketch exactly.

We live in Prisad, near Mandra Lake. It's incredibly peaceful, full of birdlife, and only a 20-minute straight drive into Burgas. There's a nice mix of locals and expats who help each other out. Just make sure the water and electricity are on independent meters with the local utility companies.

Make sure your real estate agent shows you the actual tax evaluation certificate (danutsentsenka) alongside the title deed. Prices for village houses have gone up a bit recently, but you can still find amazing fixer-uppers with great potential if you look just off the main arterial roads.
