I'm currently looking into buying a holiday property on the Bulgarian Black Sea coast, particularly around Sunny Beach or Sveti Vlas. Agents are heavily pushing first-line sea view apartments, but the price markup compared to second or third-line properties is often 30% to 50% higher. For those of you who own or rent these frontline places, do you find the unobstructed views and proximity to the beach justify the massive price difference, or do the issues with high humidity and summer noise outweigh the benefits?

We bought a first-line apartment in Sveti Vlas five years ago, and honestly, the views are incredible every single morning. However, the agents downplay the humidity. Our metal balcony railings and AC units rusted much faster than expected. If you have the budget, the view is worth it, but just be prepared for extra maintenance.

Frankly, a 30% to 50% markup is daylight robbery in places like Sunny Beach. You are paying purely for the bragging rights and short-term rental appeal. If you rent it out on Airbnb, tourists love the sea view, but for personal living, being two streets back is much quieter and cooler at night.

Noise is the biggest killer on the first line in Sunny Beach. Between the beach bars, loud music, and thousands of tourists walking past until 4 AM, you will not sleep with your windows open. Second-line properties offer a much better balance of peace and proximity.

I own a place in Sveti Vlas, slightly elevated on the hillside rather than dead-flat frontline. You still get a panoramic sea view, but you avoid the worst of the coastal humidity and the ground-floor tourist crowds. That's the sweet spot in my opinion.

If your main goal is investment and holiday rentals, the first-line properties command much higher nightly rates. Tourists will literally filter search results by 'sea view' and pay the extra premium without hesitation. So from a business standpoint, it can justify the cost.

Salt air is no joke in Bulgaria. Our windows are constantly covered in a salty film, and we have to wash them weekly during the summer. The wear and tear on furniture and electronics near the beach is definitely higher than living inland or even second-line.

Honestly, rent a place on the first line for two weeks during peak August before you buy. That will cure you of any romantic notions about frontline living when you experience the noise, humidity, and crowds firsthand. Then decide if it's worth the 50% markup.
