Does Buying Real Estate in Bulgaria Grant You a Residence Permit (TRP)?

I am currently looking into property investment options in Eastern Europe and have been considering Sunny Beach in Bulgaria. Could someone please clarify if simply purchasing a residential apartment or house is enough to secure a Temporary Residence Permit (TRP)? I have heard conflicting information about minimum investment thresholds and whether renting out the property affects the application process.

No, simply buying a property in Bulgaria does not automatically grant you a Temporary Residence Permit (TRP). There is actually a minimum investment threshold of 600,000 BGN (about 300,000 EUR) in real estate to qualify for residency through investment.

That is correct. Just buying a cheap apartment in Sunny Beach won't cut it. However, if you are looking for long-term residency options, you might want to look into other avenues like the digital nomad lifestyle; check out this guide on Digital Nomads Living in Bansko Year-Round for inspiration on staying legally.

Renting out the property doesn't inherently disqualify you, but since the property purchase itself doesn't give you a TRP anyway, it's a bit of a moot point unless you meet the high-value investment threshold.

Many people get confused because a few years ago real estate agents claimed buying property gave you residency, but the laws changed or were never as straightforward as advertised. Be very careful with what developers tell you in Sunny Beach.

If your heart is set on the Bulgarian coast, you should compare different regions before committing your funds. For instance, if you are deciding between major hubs, read up on Buying Property in Varna vs Burgas to understand infrastructure and living standards better.

To get a TRP through property ownership, the 300k EUR investment is strictly enforced. Also, it has to be paid into a Bulgarian bank account, and you must hold the deed in your name.

What about retirement options? My wife and I are looking for a quiet coastal spot for our golden years. If you are also exploring that route, you might find it useful to read about Ravda vs Sarafovo for a Retirement Home.

Thanks for clearing this up! I almost fell for a real estate scam where the agent promised a TRP with a 50,000 EUR studio purchase. Glad I asked here first.

Even if you don't get a TRP from buying a cheap flat, owning property does make getting a standard multi-entry D-visa or C-visa slightly easier sometimes, though you still have to prove grounds for long-term stay like retirement or a commercial representative office.

Always hire an independent local lawyer before signing anything in Sunny Beach. The market there is flooded with holiday apartments, and developers love to overpromise on residency perks.
