Managing an Airbnb Property in Bulgaria Remotely: Registration, Taxes, and Platforms

Hey everyone! I recently purchased an apartment in Bansko and I'm planning to list it on Airbnb, but I live abroad and need to manage everything remotely. Could anyone walk me through the mandatory local registration process with the municipality and the Bulgarian Tourism Register for foreign owners? Also, I'm confused about how income taxes and VAT work for short-term rentals here, and which property management software integrates best with both Airbnb and local booking channels.

Congrats on the Bansko purchase! Managing remotely is totally doable if you set up a reliable local property manager from day one.

First things first, you'll need a BULSTAT number (UIC) from the Bulgarian Registry Agency if you're registering as a sole trader (ET) or company, which is usually recommended for non-residents.

For the municipality registration, you have to visit the local община (municipality) in Bansko within 7 days of starting operations to declare the tourist tax.

Regarding the Bulgarian Tourism Register (NRT), your property needs an official certificate. You can apply online through the Ministry of Tourism portal if you have a qualified electronic signature (KEP).

Since you live abroad, getting a KEP (electronic signature) might be tricky, so your local accountant or a legal representative with a power of attorney can handle the submission for you.

Taxes-wise, the flat income tax in Bulgaria is 10%. If you register as a physical person renting out, you pay patent tax (патентен данък) which is a fixed annual amount depending on the location and bed capacity.

VAT is only mandatory if your turnover exceeds 166,000 BGN (roughly 85,000 EUR) in a 12-month period, so for a single apartment, you likely won't need to worry about VAT registration right away.

As for property management software, Hostaway and Smoobu integrate seamlessly with Airbnb, Booking.com, and local channels like AloBulgaria or Grabo if you ever want to tap into the domestic market.

Make sure your apartment has Act 16 (permission to use). Without it, getting the municipal classification certificate for short-term rental is practically impossible. Don't forget about the EDVIS system (Unified Tourist Information System). You are legally required to report every single foreign guest's stay to the Ministry of Interior daily.

Most good PMS solutions automate the EDVIS reporting, which saves you hours of manual work and avoids hefty fines from the Bulgarian police.

If you ever decide to expand your portfolio to the coast, the same rules apply there too, though managing mountain vs sea properties has different seasonal peaks. Definitely hire a local accountant who specializes in expat property owners. The fees are very low in Bulgaria compared to Western Europe, and they will keep you out of trouble with the NRA (tax office).

Welcome to the Bansko host community! It's a booming market with the digital nomad crowd, so your remote setup should pay off nicely once the bureaucracy is sorted.
