I am currently looking at purchasing a resale apartment in Sofia and the real estate agency keeps telling me that their in-house legal team handles all the necessary checks. However, I am naturally skeptical about relying solely on the broker's legal department since they represent the transaction as a whole and potentially the seller's interests too. Is it standard practice in Bulgaria to hire an independent lawyer for title checks and contract drafting, or is a broker really enough to complete the purchase safely?

Trust your gut instinct. You should definitely hire an independent lawyer. The broker's in-house team is there to close the deal and secure their commission, not to protect you if something goes wrong.

Never rely solely on the agency's legal department. When I bought my place in Sofia, my independent lawyer found unpaid utility bills and a minor discrepancy in the registry that the broker conveniently glossed over.
Brokers will tell you anything to make you feel safe and speed up the process. Get your own independent lawyer immediately. It's a small price to pay for peace of mind.

An independent lawyer is an absolute must in Bulgaria. The notary only checks surface-level documents on the day of signing, but a lawyer digs into the actual history of the title deeds.

Don't fall for the 'our legal team handles everything' trap. Their job is to ensure the transaction goes through so they get paid. Your lawyer's job is to make sure you aren't inheriting someone else's lawsuit or debt.

Even for a resale apartment in Sofia where things are supposedly more straightforward, hidden heirs or zoning issues can pop up. Hire a lawyer who speaks Bulgarian fluently and specializes in real estate.

Better safe than sorry. Spend the extra few hundred euros on an independent lawyer. If the broker pushes back hard against you bringing your own legal counsel, that's a huge red flag.
