Buying Property in Varna vs Burgas: Comparing Coastal Living and Infrastructure

My partner and I are currently looking to relocate to the Bulgarian Black Sea coast and are torn between Varna and Burgas for purchasing our permanent home. We want to know how the day-to-day lifestyle, public transport, and expat communities compare between the two cities. Specifically, which city offers better healthcare facilities and year-round job opportunities outside of the peak summer tourist season?

Both cities are fantastic, but they definitely have a different vibe. Varna feels much more like a bustling metropolis that happens to be on the coast, whereas Burgas is a bit more compact, relaxed, and extremely pedestrian-friendly around the Sea Garden.

When it comes to year-round living, Varna has the edge for job opportunities outside of tourism. It's a major university city with a strong IT sector, maritime industry, and general corporate presence that keeps the economy humming even in January.

Public transport in Burgas is actually quite modern and efficient, especially their bus rapid transit system. However, Varna's public transit network is more extensive simply because the city sprawls much further along the coast.

Healthcare is a huge factor for permanent relocation. Varna hosts some of the best medical universities and multi-profile hospitals in the region, drawing patients from all over northeastern Bulgaria. Burgas has improved significantly recently with new specialized clinics, but Varna still feels slightly better equipped for complex long-term care.

Expat communities exist in both places, but they differ slightly in demographic. Varna attracts a lot of digital nomads, remote workers, and academics due to its size, while Burgas and the surrounding southern coast attract many retirees looking for a quieter pace.

Don't forget to factor in the actual purchasing process. Whether you buy in Varna or further down south, make sure you account for all the notary fees, local taxes, and legal checks. The Sea Garden in Burgas is arguably better maintained and feels like a true community hub where locals hang out year-round. Varna's Sea Garden is massive and historic, but Burgas feels more intimate.

Job-wise, if you aren't working remotely, Varna definitely offers more stability off-season. Burgas relies quite heavily on seasonal tourism and logistics tied to the port and oil refinery, whereas Varna's economy is more diversified.
Ultimately, I'd recommend renting an Airbnb in both cities for a couple of weeks during the shoulder season (like October or November) to see which atmosphere suits your lifestyle better before making a permanent purchase.
